Signing without analysis is an unmeasured risk
Real estate agencies and landlords routinely make multi-year financial commitments with no structured evaluation of a tenant's ability to sustain the rent. Disputes, defaults, and costly eviction proceedings are the result. Locarisk gives agencies the tool to evaluate risk before it becomes a problem.
A structured protocol, not a credit score
Locarisk does not make decisions and does not assign a personal judgement to the candidate. The platform collects information and documentation through a guided questionnaire, applies a structured analysis methodology and provides technical indicators on the sustainability of the proposed lease, rental risk and the quality of the information received. The final decision always remains with the agent, landlord or party managing the case.
Three Locarisk indicators
The Locarisk analysis is built around three technical indicators, each designed to represent a specific dimension of the proposed lease case.
CLS – Contract Lease Sustainability
Measures the sustainability of the proposed lease agreement in relation to the available economic and documentary information.
LRX – Lease Risk Index
Represents a synthetic indicator of the rental risk associated with the case, based on the elements available at the time of processing.
IAD – Information Accuracy & Documentation
Measures the completeness, consistency and documentary quality of the information received through the platform.
Data handling
Applicant responses and uploaded documents are used for the purpose of preparing the Locarisk analysis and generating the related report. Where document review is required, the estate agent may access a limited and redacted version of the uploaded documentation, showing only the essential information relevant to the case, such as the candidate’s name and income details. Information that is not necessary for the analysis or case review is obscured or redacted with AI-supported tools, in line with Locarisk’s data minimisation approach. Uploaded documentation is retained for a maximum period of 40 days from the generation of the report, unless a longer retention period is required by law, security requirements, or the handling of requests.
